A great open house is all about the prep. This real estate open house setup checklist is broken into three phases to ensure nothing is missed.
Phase 1: One Week Before (The Planning)
- Plan Ahead: Decide on a date and time. Coordinate with your sellers to confirm the schedule.
- Order Marketing Materials: Prepare brochures, flyers, and your Free Open House Sign-In Sheet (PDF, Google Sheet).

preparation posting and then the follow-up if we have not met already hi my name is karis and i create content on all things real estate social media and self-development if you enjoy this video a lot of information okay section number one let’s talk about preparation so first when it comes to your open house one of the main things you want to do in terms of preparation is the marketing so let’s talk first online and then we’re going to go to in person online you want to make sure it’s on the mls make sure on all the third-party websites then you want to make sure you’re promoting it on your social media since we do not do average open houses we’re going to promote on social media organically and we are also going to put a little bit of money behind it and do some social media ads for this open house you want to make sure you’re using good pictures however when you are promoting i recommend keeping out something that is a key factor of the house whether that be the kitchen whether that be the exterior picture of the house leave out something that is a main factor that’s going to make people want to come in person you’re going to create a nice open house flyer put on the information when you’re doing it what time you’re doing it make sure you’ve got the address on there and make sure you add a couple of pictures same thing take out a piece of the house that is a fact that people want to see but keep it out on that flyer you’re you can then put a little bit of money behind it do not just boost a post on instagram i’m telling you now please do not do that no god please no no no we’re gonna set it up properly on the back end to make sure we are putting it out to the people in the area in the right way if you guys want a full walkthrough tutorial on how to we’re going to post it in the facebook groups facebook marketplace and then we’re going to put a little bit of money behind it to really push it out there now when it comes to the traditional forms of marketing we are going to cold call the area circle prospecting and let people know that we are hosting an open house we’re going to do this a couple of days before what we’re also going to do is go in person so these lovely flyers that we’ve made we are then going to go and door knock the neighbors when we are door knocking we are just going to be simply inviting them to the open house we’re not going to be asking them if they’re looking to buy or sell we’re just creating that first initial connection with these neighbors what i recommend doing 30 minutes before your open house is planned to start you’re going to have a neighborhood exclusive what this is is that your surrounding people of the house they are gonna have an exclusive preview of the home so as we are going around to these houses we’re gonna say hey i don’t know about you but i would love to be able to pick my neighbor so if you happen to know anyone who’s looking to move into the neighborhood make sure you let them know and they can come to the neighborhood exclusive that is 30 minutes blocked out before it goes out to the public people love exclusivity and you might notice that some of these people that you’re speaking to say oh hey actually my cousin that lived at the area has been looking for a house here boom there you go you already have someone ready to go as we are leading up to the day before we are going to go and put out the open house signs we want a big open house sign in front of the house and then we also want directional signs dotted from leading from the main busy road to the house get as many signs as you can you want to use this as a full directional especially if the home is located in an area that’s hard to get to where people can get lost make sure you have good directional signs from the main road to the home next what we want to do for preparation is learning we are going to learn everything and anything that we can about this house about the community about the area about the hoa so that during this open house we can speak with confidence we know what we’re talking about we can pick huge features about the house know the age of the roof learn learn learn it’s gonna allow you to be able to speak with confidence to these potential buyers and really be able to sell the house things i recommend finding out where is the closest grocery store where is the closest gym find out about the local schools where the elementary the middle the high school are what are they does it include trash pickup find out those key things about the area in a hole the community or the hoa and then the home itself people want to know when the hvac was put in people want to know how much frontage it has on the water find out these key things and learn learn learn because it’s going to benefit you when you’re in that open house and you’re being asked a million questions last step preparation we’re going to go to the store and get some clipboards and we’re going to get some pens we’re going to put out a ton of mls forms and a ton of feedback forms this feedback form is going to go on top your mls sheet is going to go underneath it’s going to go on a clipboard with a pen now this feedback form is going to ask questions like are you working with a realtor because we want to know that it’s going to include feedback about the house one of the reasons why this is powerful is that in it it allows the buyer to basically rate whether the home is priced correctly any feedback so that if this is your listing and it comes back to all these feedback forms say that your home is overpriced you can then have that conversation with evidence to the seller personally i think that this style of form that captures their information is a lot better than sign-in forms personally i used to use a sign-in sheet back when i started in real estate and i found a lot of people didn’t leave solid information however when someone comes in and you give them the feedback form with the mls sheet with their pen they get to walk around the house and fill it out as they go they’re not rushed so they can kind of have that connection with you as you’re kind of talking to them when they walk through the door and then they feel more willing to basically fill out that information all right section number two this is hosting day now what i recommend on the way to the house stop at the store and grab some balloons when we arrive we’re gonna tie the balloons to the open house sign put it in front of the yard and tie it to the mailbox if there is one make sure it stands out and make sure it looks very inviting when we get into the house we’re gonna make sure all the lights are turned on we’re gonna open all the blinds make sure all the doors are open and make sure the house looks as light as possible then we are going to make sure we add some music put some music on now we don’t want relaxed sleepy vibey kind of music we want something upbeat something happy music that makes you feel good we’re going to put it on in the background on a speaker and turn the volume down make sure it’s not too loud that it’s not allowing you to be able to talk to people because it’s overpowering we are going to bring drinks and we are going to bring snacks because people will often come to the open house because they want something to eat so make sure you have some prepared if you are providing food ideally have it individually wrapped so that people feel comfortable in terms of the whole germ situation if this is a luxury listing something to consider what you could do is hire a food truck now if you cannot get this on your own then you could also ask a lender to partner with you be there with you at the open house and having a food truck outside also because of the way the world is right now providing mass shoe covers and hand sanitizer goes a long way you can have a little table by the front door that you can offer if people should want to do so all right people are showing up the house is popping now when you are greeting people we are giving them a clipboard a pen with mls sheet with the feedback form if you do want a copy of my feedback form drop a comment below i’m happy to share now we are giving one per couple family whoever is coming through their group that they are with we’re giving one to them as they walk through the door make sure you’re taking a step back give them some space then you want to welcome them give them some information about the house and then let them walk around themselves people do not want to be followed around the house give them some space say welcome to the open house give them some basic information you’re gonna give them the clipboard with the forms and you’re gonna say hey i’m here if you need me but feel free to take a walk around and look at the home people will typically go walk around they’ll fill out the form then they will reconvene in the kitchen where you have the snacks the food the music’s playing from that’s going to be your central hub then as they are giving the feedback form back because you’vegiven them something tangible they’re giving it back to you you can then ask for their feedback their questions see how you can help them and create that relationship make sure there’s any major selling points that house you tell them about it before they go and walk around there are certain things that they can point and look out for the open house is done it has been a huge success awesome great clean up leave the house how you found it make sure all the doors are locked all the lights are off and everything is clean and ready to go we’re going on to number three and that is the follow-up on these feedback forms this is why they are so powerful if they have on it are you working with the realtor we are going to give them a call we’re going to say hey i just want to personally thank you for attending the open house and see if you had any questions or anything that you may have thought about after you left that i can answer for you basically we want to get them talking and we ideally want to set a appointment with them to find out more about them and then basically begin the conversation about being their representation you can say hey if this specific home was not one that they wanted to submit an offer on you can say hey why don’t i find you some homes that are similar that may match your criteria a little better start the relationship build the connection and then aim to then be your client if you’re not able to reach them by phone you then want to be contacting them through email or shooting them a video text you can shoot them a video make it personalized say their name and then thank them for coming to the open house etc etc video texts are extremely powerful make sure you make use of them now the house is under contract fabulous now we’re going to go back around the neighbors you can say hey we got multiple offers we now have a plethora of buyers who are looking for a house in this neighborhood so we wanted to go and basically talk to the neighbors and see if there’s any consideration in making a move because people want to be here and we have buyers who are looking for houses we can door knock the neighbors and we can circle prospect on the phone we’re gonna tell everyone because this is where the potential is that you can get listings out of an open house because if someone has been considering selling and they realize how much work you have been putting into this open house for the neighbor then it’s gonna show them how great it is to work with you because you are hitting the pavement you’re doing all this marketing and you’re doing everything in your power to promote this open house all right guys that was a lot of information but
